Home Information Packs

HIPs are required for all qualifying residential property offered for sale in England and Wales from December 14, 2007. There are a limited number of exclusions. If any of the following apply then no HIP is required:

1. Where vacant possession is not available.
2. Where planning condition stipulates property use is for seasonal and holiday accommodation
3. Where the property is part of a mixed sale with non-residential premises
4. Where the property is part of a portfolio of properties
5. Where the property is unsafe and a serious risk to health
6. Where the property is to be demolished
7. Where the has been used for both residential and non-residential purposes (mixed use) and is being marketed for both uses (e.g. certain guesthouses)

If there is any uncertainty advice should be sought before marketing due to avoid the risk of potential penalties if the regulations are not adhered to!
