The Home Condition Report
The Home Condition Report (HCR) provides an objective report on the condition of the home and the seller, the buyer and the buyer’s mortgage lender of a property will have a statutory right to rely on Reports. These reports will help buyers and sellers to agree a price for the home based on a common understanding of its condition. They can also be used by mortgage companies to inform their lending decisions.
Although the Home Condition Report (HCR) is not currently a mandatory part of the Home Information Pack it is the component which can make the largest difference to how efficiently the sale proceeds. In some ways it is similar to a MOT on a car in that it provides the buyer with assurance that the main features of the properties are as they should be.
